Reporting Options

R.J. Schmitt Valuation Group offers you an array of report formats and options. Standard reports are available both in hard copy and electronic form. These include:

FNMA/FHLMC FULL APPRAISAL REPORT (secondary market)
(URAR FORM 1004 or CONDO 1073)

This typed report includes the required digital pictures of the interior and exterior of the subject,, comparables, and comp location map with arrows and building diagram with interior floor plan layout. SFR and Condos. This form is UAD compliant.

RJSA FULL APPRAISAL REPORTS
(URAR FORM 1004 or CONDO 1073)

A complete, typed appraisal report with digital pictures of the subject. Used for Portfolio, Loans, Construction Loans, and Large Additional Collateral/Home Equity Loans. SFR Form, Condo/PUD Form, 2-Flat, and 2-Flat plus Garden. Additional photos and attachments are added to individual reports as needed.

RESIDENTIAL EVALUATION REPORTS
(FNMA 2055)

Single Family Residences (SFRs) and Condos only and to be utilized for Small Home Equity Loans and Additional Collateral Loans. Form 2055 with attachments to suit the specific needs and purposes of the client.

APARTMENTS - FNMA/FHLMC FULL APPRAISAL REPORTS
Reports available using FNMA 1025 4-page and 2-page Form (2 - 4 units). Reports for apartment buildings with additional units are quoted on an individual basis.

VACANT RESIDENTIAL LAND
Standard appraisals are based upon typical residential lots. Projects, acreage parcels, PUDs, etc., are quoted on an individual basis.

PUR CONSTRUCTION INSPECTION
Standard inspections are based upon Pay-Out or Final Inspections for Single Family Residences (SFRs). Commercial/Industrial and other special purpose properties are quoted on an individual basis.

PLANS AND SPECS
Appraisals are available from plans and specifications. This type of appraisal incurs a modest additional fee.

"AS IS" AND "AS COMPLETED"
This report is utilized for Single Family Residence (SFR) appraisals done on an "as is" and on an "as completed" basis; where major additions or changes are to be made. Due to the additional analysis time required, reports of this type have an additional 50% of the original fee added to the standard report price.

COMMERCIAL & INDUSTRIAL APPRAISALS AND EVALUATIONS
Fees on Commercial/Industrial, Special Purpose properties and larger Apartment properties will be quoted in advance on an individual basis. Timing elements are also taken into consideration when preparing the quotation.

GENERAL PURPOSE APPRAISAL REPORTS - GPAR
For divorces, estates, tax protests and other non-lender purposes.
